HOA/Condo Association Preparation

Online Shopping from Home
  • Be sure to order your HOA or condo resale package prior to listing. Order the electronic version to yourself & your agents.
  • Upon ordering, the association will come out to your home and do an assessment to make sure you are within compliance of their rules & regulations.
  • Any violations that are noted have to be remedied prior to settlement.

Inspections

There are 4 types of inspections buyers can offer:

  • Inspection with the option to ask for repairs

  • Home Inspection with option to void only

  • Inspection for information only

  • Pre-offer inspection

Appraisal

Checking the Tiles

Standard appraisal contingency:

  • The appraiser assesses the value of the home

  • If the appraisal comes in lower than the contract price, the seller has to lower the price to that number or the buyer can back out.

  • If the appraisal comes in higher or at the value of the contract price, the buyers move forward and this contingency is cleared.

Guaranteeing over the appraised value

  • In a competitive market, buyers can make an offer stronger by guaranteeing that they will pay a certain amount over the appraised value.

  • This ensures that they will bring more money to the settlement table to make up the difference between the contract price and the appraised value.

Financing Contingency

  • Protects a buyers ability to purchase the home.

  • We call and vet the lender, the buyers ability to buy and confirm pre-approval prior to accepting an offer.

Final Walk-Through

  • All inspection items must be completed by this date which can be scheduled within 7 days of settlement.

  • The standard is that it is scheduled within 1-2 days of settlement.

  • Seller to address anything that is not in the same condition as it was during the inspection.

Settlement

Signing Contract
  • Bring your ID

  • Bring your voided check for the account receiving funds

        or have your wire transfer set up.

  • Review numbers & paperwork.

  • Sign settlement documents.

  • Receive proceeds within 72 business hours.
